Athens tourism’s Big Bang

Hotel prices in Athens and Attica in general continue to rise, as do arrivals, despite a significant increase in hotels and even more in other available accommodation.

Demand for travel to Athens is so strong that in addition to the 715 hotels with a total of 35,000 rooms available, according to data from the Hellenic Chamber of Hotels, at least as many rooms are available for short-term rentals, per the Institute of the Greek Tourism Confederation (INSETE).

Occupancy is satisfactory in both hospitality sectors, not just for the summer or at Christmas, but for year-round, as the latest data from the Athens, Attica and Argosaronic Hotel Association (EXA) show. This is confirmed by Athens International Airport arrivals, based on which, international traffic increased by 13.3% in January-April 2025.

One only needs to take a walk in central Athens and along the Attica beaches to see that the capital’s tourism Big Bang is continuing.

The average occupancy rate in Athens hotels for the first four months was 67.3%, recording a small increase of 1.6% from the corresponding period last year, maintaining the upward trend of recent years. The average room rate in the capital and its surroundings was 136.24 euros, an increase of 5.6% from January-April 2024.

A survey of large investment fund managers and private investors by the US real estate firm CBRE Group shows not only that Athens remains among the top 10 markets for those interested in purchasing hotel properties in Europe, a position it achieved last year, but also that it has risen from ninth to eighth.

Today, according to comparative data from the Hellenic Chamber of Commerce, it has 715 hotel units with 35,644 rooms and 68,934 beds. But these numbers, albeit high, hide the extent of the qualitative upgrade of the hotel stock, since this decade many smaller one-, two- and three-star hotels closed, others were drastically upgraded and new larger and expensive hotels opened. At least five more large units are expected in the next few years in Attica, as well as many smaller ones.
